Pennsylvania State Police Skippack
FD Stonewater was awarded a 25-year lease by the Commonwealth of Pennsylvania’s Department of General Services for the development of a 45,922 SF built-to-suit facility to house the Pennsylvania State Police. The three-building facility, located in Skippack Township northwest of Philadelphia, consists of a police station, training center, and indoor firing range. The turnkey development is inclusive of Pennsylvania State Police’s unique program of requirements comprised of a sally port, secure evidence room, interrogation room, secure weapons storage, and on site helicopter landing pad. After being awarded the lease, FD Stonewater was able to acquire the previously undeveloped land necessary for the development in a protracted negotiation process with the owner to subdivide a portion of the land. During the due diligence process of the land acquisition it was revealed that the 40-acre site was partially covered in wetlands. The subdivision allowed FD Stonewater to acquire the most developable acreage within the site while mitigating the environmental impact to the wetlands.
