FD Stonewater was awarded the development rights to this U.S. Department of Homeland Security, Immigration and Customs Enforcement (ICE) facility in McAllen, TX. The facility serves as the new long-term home for the U.S. Department of Homeland Security’s Investigations Office. An existing 20,000 SF warehouse was extensively reconstructed to suit the government’s strict requirements. The building was expanded by 4,000 SF, and now totals just over 24,000 SF. Parking was expanded and a loading dock and a sally port were also added to the development. The tenant improvements consisted of specialized space supporting the agency’s mission. The exterior glazing is blast resistant per agency requirements and the completed project included new building (HVAC, electrical) systems throughout. The development features a sustainable and energy efficient design and achieved LEED-CI Silver certification.
