FD Stonewater was awarded a 30-year lease for the development and ownership of a 9.2-acre site and 100,000 SF build-to-suit facility for the Department of Health and Human Services (DHHS) in Augusta, ME. After the initial project award, FD Stonewater acquired a second build-to-suit opportunity consisting of a 25,000 SF structure, 1.2-acre site, for Maine Public Employee Retirement System (MainePERS). The corner lot that houses the existing MainePERS facility was added to the development parcel, in total creating a 10.4-acre site to accommodate the two structures. Located one block from Maine’s State Capitol, the development offers two 30-year leased facilities and 620 parking spaces. The DHHS office primarily consists of administrative services for DHHS with service counters on the first floor along with a small café. The DHHS design meets State Energy Efficiency requirements. The MainePERS building maintains the administrative offices for the retirement system as well as areas used for evaluating and interviewing clients. The new DHHS headquarters is home to 500+ state personnel and was developed on the former Maine Department of Transportation fleet services property. This project is the first significant addition to the State House complex since the 1970s.
